Reservations

To reserve a property we require a reservation deposit of £500.  You will be asked to pay this at the point of agreeing to purchase.  Should you decide not to proceed Percy Williams & Sons Ltd will retain a minimum of 50% from the reservation deposit to cover administrative and legal costs.   A condition of reservation is that you will exchange unconditional contracts within 4 weeks of your solicitor receiving a draft contract.  In order to ‘reserve’  you will need to be in a position to do this.  If you withdraw from the transaction after 4 weeks the entire deposit will be retained and any ‘extras’ paid for, for alterations to standard specification, will also be retained.

This means you must either have a sale proceeding on your own property (which will also exchange within this timescale) or for your purchase to be financed by some other means, for example, you are a first time buyer.

For our part, the price is fixed (subject to any extras) and you have exclusivity for this period

The Legal Process

Once a sale is agreed we will guide you through the entire buying process working closely with solicitors and agents to minimise the hassle factor, updating you regularly.

The Move

We provide a comprehensive pack of instructions, warranties, and general information completed by our main contractor with all the relevant information applicable to your new home.  We will also carry out meter readings ready for completion (the day you move in) and run through all the essentials with you. Postcode for postal addresses up to plot 62 will be TR15 3DN and for plot 63 upwards TR15 3DW. The postcode for 1 - 16 Edwards Apartments, Gweal Pawl will be TR15 3AE as will offices A – C.  The postcodes for  The Lofts, Gweal Pawl will be TR15 3AN.

We are not always on site but are usually available to meet you personally, often at short notice, including early evenings and weekends*.  We will be as flexible as we can to fit in with your day.
